Downtown Mount Joy Business Recruitment Package
We want to CELEBRATE your arrival to the corridor or your decision to remain in the downtown as your business expands! Ribbon cuttings help to boost visibility of your investment and attract people to take notice of the development occurring in the Downtown. Often ribbon cuttings occur during a Fourth Friday event, at the start of the event (5 pm). Since 2006, the Downtown of Mount Joy has welcomed 35 new or expanding businesses into the corridor. Even better, we maintain a 75% retention rate of our businesses.
Good Morning Main Street Program
Interested Main Street businesses host short morning mixers at their businesses. The presentation to their peers covers the fundamentals about their business. This in turn enables the business community to share helpful information to their customer base and encourages cross promotion between businesses. This not only helps the downtown, it provides a more beneficial Downtown experience to customers. This program will also enhance our business connections & communication. We believe, the more you attend, the better off you will be in helping your customers fulfill their downtown experience. Good Morning Main Street occurs each first Thursday starting at 8 am.
Main Street Fire Rebuild Progress
It seems to be a long process for all involved since the Main Street Fire in Feb 2007, but plans to redevelop the area are underway. The future is very bright for this portion of Main Street. It is located in the "core retail center" of the downtown. As it stands presently, two redevelopment projects should take place. One property, the former Mexican Restaurant, will be rehabilitated and when the building is complete, it will hold one commercial tenant & one residential tenant. The second piece of the rebuild effort is the two open lots now owned by the Hoffer Family. This portion of the project will include constructing a mixed use building on these lots that would have up to two more commercial spaces and six apartments. There would be a new parking lot in the rear of this structure with a pedestrian pathway to Main Street. Think Local First Campaign
The Main Street Mount Joy Economic Restructuring Committee along with local businesses is looking to increase awareness to Mount Joy area residents of the importance of supporting local, independent commerce. Our objective is simple – educate and promote people to “Think Local First”.
In this effort, we would like to create & distribute materials that explain the importance of supporting our local commerce. For instance, research shows that for every $100 spent, locally owned businesses return up to $68 to the local economy. This is compared to the $13 - $14 from national chain stores operating in the same community (and ZERO from online retailers!).

Sandwich Board Program
‘A’ frame sandwich board signs are often an effective tool used by business owners to promote their business, either to announce promotional specials, or daily menu features, or to inspire the viewer through the power of suggestion to consider the business’s services or merchandise. Businesses in downtown districts, including those within Main Street Mount Joy, report that ‘A’ frame message board signs help draw customers to their businesses. Signage requires permitting, however, such signs are not included in the current Mount Joy Zoning Ordinances. Therefore, spurred by requests to be able to use such ‘A’ frame signs, Main Street Mount Joy created an ‘A’ Frame Sandwich Board Program that will provide businesses throughout the Borough of Mount Joy, not just those within the designated Main Street Mount Joy area, the ability to use this sign type.
5 Steps to Purchasing an A Frame Sign
Main Street Mount Joy offers various educational classes for business owners & their employees. Most recently, working with local web designer Dave Schell of Schell's Web Design, offered two hands-on classes on social media and having a business presence on Facebook and other medias. In May, Main Street Mount Joy offered a series of self defense classes to businesses through the RAD program (Rape Aggression Defense) with RAD facilitator Dale Boyer and the Mount Joy Police Dept.
Main Street Mount Joy also holds quarterly business & property owner meetings. Each meeting includes pertinent updates and discussion topics important to business & property owners. Meetings offer a great forum for sharing & networking among fellow owners.
Property Conversation Program
Presently the MSMJ business incubator, The Shoppes of MSMJ, LLC, aims to strengthen the economic base of Downtown Mount Joy through business recruitment and new business development opportunities. Additionally, as the Downtown begins to increasingly flourish, other businesses will also find space in the Downtown increasingly attractive. There is already evidence of growth in the corridor and a possible supply and demand challenge in our near future. Therefore, a new program of the Economic Restructuring Committee is being proposed. The new program would encourage property owners that currently have underutilized/vacant commercial spaces or residential uses, such as apartments, on the street level along Main Street within the MSMJ district to convert their spaces to active commercial spaces once again. The program would create a grant-to-loan funding opportunity that would assist in renovations that would create a new business-ready space.
